What’s included in the rent?

The rent includes water, HD cable, Fiber Optic Internet, and trash removal fees. Electricity will be billed monthly to each unit, depending on their usage.

Will my apartment come furnished?

Yes! And it’s not your typical standard furniture. Your apartment will come sleekly styled with furnishings that are modern yet functional, and elegant with an industrial twist.

What’s an individual lease?

Individual leasing means that each roommate is only responsible for his or her own rent. This is the most finically secure leasing option. If one resident in the unit pays rent late or becomes delinquent, it will not affect the other roommates.

Do I need someone to co-sign my lease?

Only the person living in the unit needs to sign the lease; however, if you do not qualify the credit portion of the application, you will need a guarantor to sign a Guaranty Form.

What’s a guarantor?

A guarantor is someone who guarantees timely payment on the lease. In the case of student living, a guarantor is usually a parent, guardian, or someone else who is financially stable. We require a guarantor only when the person living in the unit is unable to meet application’s credit qualifications.

Is there an application fee and/or security deposit?

There is a $35 application fee which covers a background check on the resident, credit check on guarantor, and all administrative processing. We require a refundable security deposit in the amount of $250 due within one week of signing. The security deposit (less any damages and cleaning charges to the apartment) will be refunded in a timeframe according to state law.

Do you allow pets?

Sorry, but we don’t allow pets at this time.

Do you offer roommate matching?

Yes! If you don’t have roommates in mind (or enough to fill the units in the apartment of your choice) but want to reserve your spot to live at Evolve before its too late, we’ve got you covered. We offer a roommate matching program that gives you the freedom to determine who you’ll live with.

What kind of security is at Evolve?

Safety at Evolve is our utmost concern, and we provide more security features than you may find anywhere else. Security features include 24 hour on-site staff and emergency maintenance, surveillance cameras in all public access areas, and controlled community, building, and apartment electronic key access only. We also offer an on-site overnight security guard.

But, I can have guests right?

Of course! You are welcome to have whomever you like at your new home. We just ask that you are respectful of other residents and your roommates.

Is there parking?

Absolutely. Evolve has an off-site parking available plus our secure heated garage or on-site parking behind the building. Spaces are leased on a first come, first serve basis, so don’t wait to contact our leasing office for availability and pricing.

Can anyone access the amenities?

Not at all. We ensure only you and your guests are frequenting the amazing amenities we have to offer at Evolve.

What if I have a maintenance request?

Our on-site maintenance team is dedicated to resolving any maintenance issues quickly and conveniently.
